Estudio de prefactibilidad para la creación de un hospedaje para mascotas cinco estrellas

Abstract

En el presente trabajo se desarrollará el estudio de prefactibilidad para determinar la viabilidad técnico-económica de un hospedaje para mascota 5 estrellas, con el fin de presentar una alternativa diferenciada en servicio vs lo que hoy en día se tiene en el mercado para cuando se requiera dejar a las mascotas en un lugar seguro y confiable. En el primer capítulo, se hace mención a los principales objetivos y la hipótesis con la que se da inicio al estudio; así también se tratan algunos puntos como las justificaciones técnicas, económicas y sociales. En segundo capítulo, se llevó a cabo el estudio de mercado para la elaboración del servicio, determinando principalmente el nivel socioeconómico A y B como mercado meta para la ejecución del proyecto. Realizando una encuesta de 365 personas se obtuvo una aprobación del 85,2 % entre las edades de 20 y 70 años. En el tercer capítulo, se analizaron las posibles ubicaciones del local. Empleando el método de ranking de factores, se evaluaron el costo y la adaptabilidad de las alternativas de localización; obteniendo como resultado el distrito de Pachacamac en el departamento de Lima. En el cuarto capítulo, se analizaron diversos factores para determinar el tamaño del local más adecuado, obteniendo como resultado la relación tamaño/tecnología con una capacidad de 32 400 servicios al año. En el quinto capítulo, se analizó el tipo de proceso y maquinaria más adecuada para obtener un servicio de calidad. Se desarrolló el diagrama de flujo del proceso para una mejor visión de todas las operaciones de cada etapa; también se revisó la disposición de planta en forma general y detallada, donde se determinó un área total de 4 300 metros cuadrados. En el sexto capítulo, se analizó el requerimiento del personal directivo, administrativo y de soporte interno del servicio, logrando conocer la cantidad de personas por puesto y las funciones a desempeñar. En el séptimo capítulo, se analizaron los aspectos económicos; detallando los costos tangibles e intangibles, así como los costos de mano de obra directa e indirecta. 2 En el octavo capítulo, se concluye que este proyecto es técnica y económicamente viable a nivel prefactibilidad al analizar los resultados obtenidos de fondos económicos y financieros, entre los cuales tenemos: • VAN y TIR económica: 124 793 y 16,66% respectivamente. • VAN y TIR financiera: 200 428 y 19,79% respectivamente.

In the present work, a pre-feasibility study will be developed to determine the technical and economic viability of a 5-star pet housing, in order to present a differentiated alternative in service vs. what is currently available in the market for when it is required to leave pets in a safe and reliable place. In the first chapter, the main objective and the hypothesis with which the study is initiated are mentioned, as well as some points such as technical, economic and social justifications. In the second chapter, a market study was carried out for the preparation of the service, mainly determining the socioeconomic level A and B as the target market for the execution of the project. In the fifth chapter, the type of process and machinery most suitable for obtaining a quality service was analysed. The process flow diagram was developed for a better view of all the operations of each stage; the plant layout was also reviewed in a general and detailed manner, where a total area of 4 300 square meters was determined. In the sixth chapter, the requirements of the management, administrative and internal support personnel of the service were analyzed, obtaining to know the number of people per position and the functions to be performed. In the seventh chapter, the economic aspects were analyzed; detailing tangible and intangible costs, as well as direct and indirect labor costs. In the eighth chapter, it is concluded that this project is technically and economically feasible at the pre-feasibility level when analyzing the results obtained from economic and financial funds: 4 • NPV y IRR económica: 124 793 y 16,66% respectively. • NPV y IRR financiera: 200 428 y 19,79% respectively. Finally, in the ninth chapter, a social evaluation of the project was carried out, identifying the zones and communities of influence.
