Estudio de prefactibilidad para la implementación de un centro recreativo con diseño ergonómico para personas con discapacidad física en Lima Metropolitana

Abstract

El objetivo principal del trabajo de investigación es atender la creciente demanda de personas con discapacidad física en el Perú, las cuales no ven satisfechas sus necesidades recreacionales por la falta de lugares de esparcimiento que brinden las condiciones de estructura y servicios adecuados para ellos. Por ello, se plantea demostrar la viabilidad de mercado, ergonómica, económica y financiera para la implementación de un centro recreativo con diseño ergonómico para personas con discapacidad física en Lima, Perú. El centro recreativo estará dirigido a personas con discapacidad física que tengan desde 6 hasta 59 años y un nivel socioeconómico “A” y “B”. Para dicha población y considerando un núcleo de familia de 2,83 integrantes se determinó una demanda total de 41 026 personas para el primer año de implementación con una intención de compra del 93.9%. En cuanto a la ubicación para el centro recreativo, se determinó mediante el método de análisis de Ranking de Factores que este se ubique en el distrito de Pachacamac. El local cuenta con un área de 4080 m2 y cuenta con una capacidad de atención de hasta 70 304 personas al año. Finalmente, se evaluaron los temas de inversión, ingresos, costos y egresos para analizar la rentabilidad del proyecto. La inversión total requerida para la implementación del centro recreativo es de S/ 3 231 533,9 con un financiamiento del 60% por el Banco BBVA. Económicamente, se obtuvo como resultado un TIR de 24,3% y un VAN de S/ 834 516; y financieramente, un TIR de 41,9% y un VAN de S/ 1 396 746. Se puede evidenciar que el proyecto es rentable, por lo que se recomienda realizar un. Estudio de factibilidad para su implementación.

The main reason for the development of this study is the growing demand of people with physical disabilities in Peru, who do not have their recreational needs satisfied due to the lack of recreational places that provide the correct conditions of their structure and adequate services for them. Therefore, it is proposed to determine the market, ergonomic, economic and financial viability for the implementation of a recreational center with ergonomic design for people with physical disabilities in Lima, Peru. The investment demanded for the implementation of the recreational center is S/ 3 231 533,9 with 60% of financing. Economically, the result was an IRR of 24,3% and a NPV of S/ 834 516; and financially, an IRR of 41,9% and a NPV of S/ 1 396 746. For all the above, it is demonstrated that the project presented is profitable, which is why the implementation of the feasibility study is recommended.
